I am a new contractor and just made contact with a GC who is renovating 200 rental homes within 20 minutes of where I live. I know most of you consider this type of work not worth it but for me it would be good bulk work.

The GC wants a square foot price for any house he sends me to. I said I would give him an estimate for the first 2 homes and then develop square foot pricing. Any thoughts about things to do and not do when bidding and approaching this work. Materials are provided and I am
Just bidding labor.

Any work is worth doing IF the price is right.

Flipping rentals/polishing turds.

It isn't the worst thing ever, but the potential to be a major headache is there.
Especially working under a GC.

If he wants a SF price for any home he gives you in my book is a major red flag!

There are a lot of red flags on this one and I think i am going to say no thanks. Earlier today the GC sent me to an address and to give an estimate and then called me while I was on the way to suggest that I not touch anything since the cleaning/decontaminating crew had not hit the house. I said i would hold off until the house was safe. It's hard to turn down work when just starting but this may be a lot of trouble for little payoff

Just bid it for wall space square footage, not floor space, and stipulate it doesn't include anything beyond basic prep.

Bidding by the sq foot isn't that big of a deal. Although, if he's wanting dirt cheap work that's another story.
