I walked onto a jobsite with some new drywall and some repaint, superspec 253 (older vinyl acrylic) primer and regal eggshell. Eyes immediately watered up in rooms with regal but rooms with 253 was like breath of fresh air. When did this new stuff start to bite so hard and why?

I agree about Regal. I sprayed some doors with it in semi-gloss for the first time last year and the odor was very ammonia-like. I will never spray it again. I rolled the matte once on walls and didn't notice a bad odor like the semi-gloss.
If the Ultra Spec 500 low sheen was really durable that would be my go-to paint for walls. It rolls like butter and the low sheen looks really good.
I don't mind brushing the Regal semi-gloss onto trim. I guess the smell doesn't hit you in small doses.
The Ben doesn't roll very well but spraying its semi-gloss looks really good and it doesn't smell bad.
