Default prelim jobs

A Preliminary Notice is a document that notifies the owner of a property, the general contractor, and the construction lender, that if the party (the Claimant) providing the Preliminary Notice is not paid for works or materials rendered, the Claimant will have the right to record a Mechanics’ Lien against the owner’s property, and/or file a Stop Notice against the funds held by the construction lender, and/or file a claim for payment against the general contractor’s Payment Bond

We file a prelim on most jobs. We also set up separate accounts when we are doing larger jobs, and SW will also file a prelim for materials.

Utah has an online registry that makes it pretty simple, plus it is required and there are timelines you must file if you wish to file a lein later.

The great thing is banks access the info and will not close a loan until all claimants are paid and waivers collected.
