What are some opinions on the best way to get a list of customers by different demographic and location? Ive seen mail lists sold online, also been told to go to a realtor. Any suggestions appreciated.

I am putting mine together the hard way. But after I am done, I will have EXACTLY the list I want going to who I want my mailers to go to.

Go to whitepages, type in an address, select the "find neighbors" button and it will give you a list of the street/area. Then go to each addy and click save/send. You can save each address to MS OUTLOOK. Yes it is time consuming, BUT it is free and if you have more time than money it's a no brainer.

I select neighborhoods that I preferr to work in, just as nEighter has said. I also use a local professional printer and whitepages.com, I have recently compiled a list of 738. Using the printer I am able to get in on a bulk mailing rate and I like the personal service of offering suggestions and customizing my mailings.

if you just buy a mailing list those aren't that expensive... some even give you a pdf file in label format for you to just click print and there you have it label ready to stick on your postcards.

can you customize to exact streets/locals? How much we talking $50.00 or $250.00? Never know about these.. I almost feel like I am supporting the enemy.. all the data miners. I had a guy from the local chamber of commerce (when I was a member) hound me about his ability to put a mailing list together. I forget how much he wanted for it.

the list cost per lead I think the more you have the less the lead but you can draw a box around the area you want using GeoSelector...

I used USdata. I was able to narrow by zip code, owned/rented, income, etc.
I got 300 addresses for 75. Quite a few came back undeliverable. When I contacted them, they said they would refund price + postage, as long as I contacted them 30 days after purchase!
I have better results with my custom made list, using drive bys, building permits and past customers.

If you use the geo selector your basically drawing a box around the area you want on a google map. Which means you can narrow it down better then just zips. Also if you put "or current resident" you won't get them back :)

I have sent out over 1500 cards this year and none back returned...

I wonder if it is because I live in a small town, some were returned, no mailbox, insufficient address, or unable to locate. I did use google maps and google earth to find several that were returned and was unable to find residence. I did put or current resident.
