Does anyone do work for prop managers?

Just wondering if anyone out there has done work for property managers? Posted a couple of times today about my boss, and just wondering if anyone has dealt with the same kinds of people we do. These homeowners that rent out their place are the lowest of the low in my book. They expect these rundown dumps to look like a palace and get pissed when it costs more than a few hundred bucks. We even do work for this one prop. management comp that has to go through all this red tape if a job goes over 500 dollars!!! The owner had this poor women sign for another 2 year lease if she wanted her townhome repainted. We removed wallpaper in bathrooms, primed, painted downstairs, bathrooms and upstairs hallway. What about her bedrooms? Well, it's just not gonna happen unless the owner of the property signs off on it, and you know what, it's not gonna happend. sad, and dirty if you ask me

oh yeah, we didnt do the bedrooms because the owner signed off on a certain price for a certain number of hours, not realizing all the priming and wallpaper removal, and moving her furniture around cant be done in 15 min. so by the time we get to the bedrooms, the job is "over budget" (i dont consider pennies a budget), i just want to go do her bedrooms on my own time because i feel so bad about how she got screwed. I hope she breaks her lease and takes these holes to court
That's a whole different market. Property managers need to be purchasing the paint and all you do is supply labor and some materials... But yeah, they should get what they pay for. It's typical to paint out a place in a day or two for low cash, and then you may not even see that for 2-3mo....

I have done a few homes that only required walls and some double coating on colored walls in the bedrooms with off-white and I won't go under $1500. And I can do that by myself in 2 days, 1 day with a helper. I used to flip apartments, 3 of them in a day; all walls and ceilings. That day I might have made $450-$600. Sux working for property managers... I wont do it again unless its an actual house and they pay me what I want, No duplex's or triplex's... Don't be desperate for work or you won't get paid what you need. If at all you can stay in residential without property managers, do it.

Let her deal with that. Keep business with business, don't get personal about it or you will be in court with her....
I worked for property management companies in the early 90's when I was just starting out. I was painting student housing, which were nice old Victorian houses that had been converted into rentals. At the time, I was psyched to be getting paid and feel "professional". Plus, got to see lots of hot chicks. Now, 18 years later, I wouldnt really have the stomach for it. However, if it was between feeding my family or not, I would do it.
lol, good advice jason. glad to know im not alone out there
