Exterior maintenance program

For those of you who offered this kind program, how do you do it?
What are the things including in the program?
How often do you have to go out to check the properties?
Do you just wait for them to call and fix it....?

I assume you them bill the clients monthly?

We do yearly maintenance on stained doors, flag stone, gutter cleaning and presure washing. Billing when job is completed.

I also do the gutter cleaning and power washing (deck, patio).

No body else doing exterior painting, wood rot repair... maintenance program?

Maybe i have to come up with this type of program and test the market in my area this year.:thumbup:
Sign up on NAPP. They have a great program outline. We offer this to all customers for all exteriors. If they sign up (free of charge) we will put them in our system. One year later, our computer gives us a reminder and we call the house. When we go we check out everything for preventitive maintanence. If they need wood replaced, gutters cleaned and so on, we will get an Estimate together and offer it to the customer. We have never been turned down for the work. If it is a warranteed item, we will fix it for nothing. Make sure that they know that it costs them nothing to sign and it is for the benefit of the house and will prolong your paint job.

I concur. NAPP has a maintenance program laid out that is pretty easy to implement. The website is www.thenapp.com or click on the banner on the right side of the screen.
