Hi Paint Talk community,

I've seen a number of threads with similar issues where great advice was provided here. I'm hoping you all can help guide me with my issue - pictures attached.

I recently purchased a home that was heavily smoked in. Our process was:
  • Cleaned the walls and ceilings with a ton of Krud Kutter, per Zinsser's recommendation.
  • Rinsed lightly with water damp rags, let it dry for a week
  • Primed with 2-3 coats of Zinsser's BIN. Rolled and brushed. Waited 45 minutes between coats and paid attention to weather and humidity
  • Painted surfaces with 2 coats of Benjamin Moore paint (Aura on the walls, BM waterborne ceiling paint on the ceiling, semi-gloss BM on the trim)

We moved into the house about 6 months after painting and immediately the ceiling in the bathroom started to crack. It doesn't peel, but it is covered in hairline cracks/alligatoring, or however you would describe it from the pictures. I can't peel any paint off with my fingers but I can with a knife. The same thing has started happening to the tops of the walls in the bathroom, the trim, and the ceilings in other rooms. Ceilings in other rooms than the bathroom seem to be less densely cracked as you can see from the pictures. And some ceilings seem fine so far. Some of the walls in other rooms seem to have indents where cracks started to form but haven't fully yet.

I'm assuming the failure is related to the BIN primer for two reasons, but I'm sure i could be wrong:
  • It's happening on surfaces that we painted with different paints at different times (ceiling, walls, trim)
  • When I used a knife to peel off one of the alligator patches of paint the original paint color was exposed, not the white of the BIN primer.

Can anyone help me understand what I did wrong and more importantly how I can correct this?
