There is always more to an estimate than just the painting, if you give a price to paint 6 doors, 5 windows and 1200 sq ft of gwb remember the,

SURRPTUCU and the travel time, pets , kids , other trades in your way, bushes, roof pitch, staging etc....

The pdca estimating guide will tell ya to add at least 20-25% to your bid after all the prep and painting to CYA.....

SURRPTUCU is taken from Estimating Paint Costs by Dan Gleason printed in 1989 by Craftsman Book Co. one of the best books written on running a paint business.

I include all the prep and painting into my labour times, and any other extra gets added into an Extras page. This includes moving furniture, daily setup and cleanup, etc. I try to include any extra time other than labour and prep to be as specific as possible so - like Kennedy said - I don't end up missing something. I do usually include based on the size of the job, a miscellaneous time extension, usually around 2 - 3 hours, to cover the fact that no job always is completed perfectly and easily 100% all the time. Its inevitable.

How do others cover this? We try to figure it into our production rates and have an extra charge for something out of the ordinary, but we still miss occasionaly. Has anyone foound it more accurate or easier to keep painting prod. rates seperate from the staging and clean up?
All prep and painting is not the same so yes we do it seperate unless its something weve done before and have a historical record....

Eagle Bid software has drop down lists for covering, masking , caulking etc you can add to your production rates.........so the painting of the walls
may be .75 cts per sq ft then when adding the other steps may be .95 cts sq ft.................just examples.......

Im sure there is other methods so long as they work thats what counts
and everyone has missed something one time or another.....:blink:

Last yr we estimated a polymix job and won the job.......I found out why we were low bidder, I forgot we had to mask 5 rooms full of wall cabinets
and work had to be done a night..........:eek:

I guess I ment staging and clean-up only seperate from other prod rates. We do figure our prep rates seperate from our painting unless it is a simple scuff sand and paint. Caulking, hole filling, scraping, ect is different, but the painting rate is generous enough to account for some prep overages.
