Case in point-- This past week I had a customer tell me he's going with a lower price. He's renting the house, so price was more of an issue than if he owned it.
Any bad experiences doing work for renters on someome else's property without the owner's permission? Do you check with the owner? Does nonpayment open a can of worms?

If I have done any to my knowledge. If I knew they weren't the owners I would definitely ask permission first. It would be the same as going against a homeowners association. I always ask whomever has true authority.

Out of curiousity, do you get this in writing, or just take the renter's word for it?
We never got to that point. The realtor and the owner's son were involved in the discussions with me. I probably wouldn't have thought to get that in writing. But I will certainly keep that in mind if I ever run into it again.

Was the realtor an agent of the owner as in a property management type thing? If so, would that negate the need for owner's authorization on paper? Interesting situation.
It just never got to that being an issue. But to be honest, it hadn't occurred to me until you brought it up.
